Provisioning for inverter
By default, we provide provision for all light, fan, and 6 amp points to be connected to the inverter. This means that in case of a power outage, all these points can be operated through the inverter. This is different from the traditional model where only a few selected points are connected to the inverter. In the future, you can decide which points you want to connect to the inverter, based on your specific requirements and the capacity of the inverter.

Mosquito mesh in windows
As part of our standard offerings, all sliding windows and doors in your home come with a mosquito mesh. This ensures that your home remains free from mosquitoes and other insects, providing a more comfortable living experience.

P-traps in the bathrooms
We install P-traps in bathroom drains to prevent foul smells from entering the bathroom. The P-trap creates a water seal that prevents gases and odors from escaping through the drain. This is an important feature that helps maintain hygiene and cleanliness in the bathroom.

4-layer overhead water tank
Insulation can help regulate water temperature by reducing the rate of heat exchange between the water and its environment. However, the statement “more layers provide better thermal insulation” is not always true. The effectiveness of insulation depends on various factors such as the type and thickness of the insulation material, the surface area and shape of the object being insulated, and the temperature difference between the object and its surroundings. Additionally, the water temperature can also be regulated through other means such as using a water heater or chiller.

Basement drainage
It’s great to hear that you provide backup sump pumps in the basement. This ensures that in case of failure of one pump, the other one can take over the pumping duties to prevent flooding. It’s always a good idea to have a backup system in place for critical functions like water management in the basement.

Factory-made cement and fly ash bricks
Factory-produced cement and fly ash bricks offer distinct advantages over their traditional counterpart, red bricks. This is due to two primary reasons; firstly, they possess superior thermal insulation, which can result in up to a 20% reduction in air conditioning costs compared to red bricks. Secondly, they exhibit greater uniformity in size and strength as they are manufactured in controlled settings.

Ceiling fans
We suggest opting for modern BLDC fans, which can lead to significant savings of up to Rs. 1,500 per fan annually in electricity costs. Additionally, these fans come equipped with a remote control for regulating their speed, and they operate with minimal noise.

Thermal insulation coatings
For terrace and external walls, we suggest applying a thermal insulation coating, which can help maintain comfortable indoor temperatures by reducing heat loss during winters and heat gain during summers.

Ample number of sockets
We offer a generous amount of 6 amp and 16 amp sockets throughout the different areas of your home, considering the diverse range of activities you may engage in while residing there.

Door seal on the main door
The gap between the main door and the floor beneath it often serves as an entry point for lizards, cockroaches, and other insects to enter our homes. To prevent this, we fit a door seal to our main doors, which effectively covers this gap.

Cushion between door and frame
When doors are shut with some force, they tend to make a loud banging noise as they come into contact with the frame. To address this, we fit a rubber cushion on the frame of our doors, which helps to absorb the impact and reduce the noise.

Occupancy sensors in stilt
Occupancy sensors are installed in the lights that are fitted in the stilt ceiling. This enables the lights to turn on automatically when the stilt is in use and turn off when it is not being used.

Basement Ventilation
Due to the absence of natural ventilation, many basements lack adequate air exchange. To address this, we install exhaust fans in the basement, with one fan bringing in fresh air while the other extracts stale air from the basement.

MS ladder to access mumty
As a standard feature, we provide an MS ladder mounted on the mumty wall to facilitate easy access to the mumty in all of our homes.

More car parks
To create additional car parks, we employ a design strategy that maximizes the available space by creating larger or column-free areas.

Door on mumty staircase
We suggest using the same high-quality materials for the door on the mumty staircase as those used for the external doors and windows. This is because the mumty door is also exposed to water and sunlight and needs to withstand external weather conditions. Choosing an aesthetic yet durable material is therefore essential for longevity and overall appearance.
EASY TO MAINTAIN

Video door phone
We suggest utilizing individual video door phones for each floor rather than relying on a single outdoor unit for four floors. This approach not only simplifies maintenance but also ensures enhanced functionality.

Provisioning for AC pipes
Copper pipes and electrical wires typically connect the indoor and outdoor units of an AC system. However, we have observed that in certain cases, these pipes and wires are intertwined and buried within the wall, posing challenges for future repair or replacement of the wires. To address this, we route electrical wires through a separate conduit, ensuring easy access for maintenance purposes.

Fresh water pipes in the bathroom
Our approach involves bringing fresh water pipes for bathrooms along the walls from the false ceiling above, rather than the flooring whenever feasible. This not only simplifies future maintenance but also ensures accessibility and convenience for repairs or replacements.

Underslung plumbing
The plumbing system implemented in bathrooms is commonly utilized in luxury hotels, offices, and high-end residential properties. Its design promotes simplified maintenance and enables swift identification of any leaks. To learn more about this system, please continue reading.

Crystalline water-proofing chemical
Our preferred method involves incorporating crystalline chemicals into concrete to achieve the waterproofing of concrete slabs. This technique ensures that even if the slab experiences scratches or tears, it remains waterproof.

Texture paint
High-traffic areas such as stilt and staircases tend to highlight any scratches or marks, making them more prominent. As an alternative, texture paint offers superior resistance to dust and marks, making it a better solution for such areas.

Water supply pipes on the terrace
Instead of taking water pipes from overhead tanks to the point of the vertical stack from below the terrace floor, we recommend taking them along the parapet wall. While it may be more economical and faster to take the pipes below the terrace floor, this can create significant problems in case of any future leakage or damage. By taking the pipes along the parapet wall, as is typically done in bathrooms, any issues can be more easily detected and addressed.

Toe walls
To provide an extra layer of protection against seepage, we construct concrete toe walls in the bathrooms, balcony edges, and terrace edges. These toe walls work together with the concrete slab to prevent water from seeping into the structure, thus increasing the durability and lifespan of the building.

1ft high skirting in stilt
Sometimes, the stilts or the area beneath the house is washed, and this can cause water seepage into the walls. To protect against this, we recommend adding a one-foot-high skirting around the walls, which provides extra protection against seepage.

Structure certificate
We take pride in being the only builder to provide an independent third-party structure certificate for both design and on-site execution in accordance with the design.

Procurement of material directly from companies
Whenever feasible, we procure materials directly from companies rather than relying on dealers or distributors in the market. This approach offers several benefits, including a lower likelihood of counterfeit or defective materials, better pricing, and improved technical support.

Ready-mix concrete (RMC)
Our recommendation for slab casting involves utilizing factory-made concrete instead of creating concrete on-site. Additionally, we procure ready-mix concrete (RMC) from reputable brands specified in our scope of work document. If you would like to learn more about RMC, please continue reading.

Cover block
To prevent steel from rusting over time, it is essential to ensure that concrete fully covers the steel from all four sides. Therefore, we employ proper cover blocks in our structures, rather than makeshift arrangements such as stones or pebbles, to achieve this goal.

Up to 100 mm PCC below the foundation and stilt flooring
The use of PCC (Plain Cement Concrete) in foundation construction helps to provide structural strength by separating the concrete from the earth.

Covering for vertical plumbing pipes
In areas such as the bathroom, elevation, and kitchen where plumbing pipes are visible, we utilize a brick or WPC (Wood Plastic Composite) shaft to cover the vertical pipes. To ensure ease of maintenance and provide an aesthetically pleasing appearance, we incorporate an access panel with an aluminum shutter and frosted glass. This method allows for potential pipe replacement in the future, which is not possible when pipes are buried within beams and brickwork, despite its higher cost compared to the common practice.

Lintels on doors
At our company, we recommend the use of lintels for casting above all doors, rather than installing door frames on beams. This is because lintels provide better support for the weight of the door, as well as offer improved durability and stability over time. Additionally, using lintels can help to reduce the risk of cracks or other damage occurring around the door frame due to the weight and movement of the door.

Shuttering oil
To prevent concrete from sticking to the shuttering material when it is poured on the slab, it is common practice to apply a coat of oil to the surface of the shuttering material. However, at our company, we believe in using proper shuttering oil for this purpose, rather than using used mobil oil or other non-specialized oils that are sometimes seen in practice. Using proper shuttering oil can help to ensure that the concrete does not stick to the shuttering material, while also providing other benefits such as improved ease of demolding and reduced cleaning time after casting.

Vertical plumbing stack
After the brickwork and plastering are completed, it is important to install the vertical pipes for sewage, drainage, and water supply. This is because installing the pipes after the construction work is completed can cause damage to the structure and may also require more extensive repair work. By installing the pipes during the construction process, potential damage can be minimized, and maintenance can be easier in the future. This is an important consideration for any construction project, and we ensure that all vertical pipes are properly installed and integrated into the building design as part of our construction process.

200+ drawings
We provide a thorough set of drawings spanning over 200 pages, which serve as a detailed guide for the execution of work at the site. These drawings are strictly followed during the construction process, ensuring a reduction in errors and misunderstandings.

Electric car charging provision
If you decide to purchase an electric car, there is no need to worry about the availability of a charging point in the stilt area.

Two internet connections
To ensure uninterrupted internet access, we make provisions for two internet connections. This allows you to have two different service providers, with one serving as a backup for the other in case of any downtime or connectivity issues.

Overflow provision in underground tanks
To prevent potential water overflow in the underground tank, we incorporate an overflow pipe that directs excess water to the rainwater harvesting tank. Additionally, a non-return valve (NRV) is installed to prevent reverse flow.

Curing chemical
Curing compounds have replaced water-based curing/tarai on structures in large projects such as group housing projects of large national developers. This is because curing compounds reduce the wastage of water.

Wall thickness
We recommend a wall thickness of 9 inches for external walls and for internal walls where concealed fittings and fixtures such as cisterns and diverters are to be installed or niches are planned.

Specific quality definition of bricks, sand, aggregate, etc.
To avoid any confusion or ambiguity with unbranded products such as bricks, sand, and aggregates, we have established clear and simple quality criteria. This ensures that our customers have a better understanding of the quality standards they can expect and that the products they receive meet our established quality requirements.

Rainwater harvesting
At our company, we make it a standard practice to provide rainwater harvesting in all of our homes. This helps to ensure that rainwater is not wasted by simply draining it away but instead is put to use to replenish the declining levels of underground water. This is achieved by constructing a rainwater harvesting pit, into which rainwater from the terrace and open areas is directed. The water is then filtered and gradually seeps into the earth, where it can replenish the groundwater. In cases of excessive water accumulation due to heavy rains, an overflow is provided to drain away the excess water.

Better-defined plaster ratio
Traditionally, the plaster ratio is defined as the ratio of cement and sand/dust. However, at our company, we believe that it is more appropriate to define the plaster ratio as the ratio of cement, coarse sand, and fine sand. Coarse sand provides the necessary strength to the plaster, while fine sand enhances its workability. Therefore, it is important to mix these components in specific ratios to achieve the optimal balance between strength and workability in the plaster.

Intrusion alarm system
When it comes to independent homes, safety is a major concern for homeowners. At our company, we recognize the importance of ensuring the safety and security of our clients, which is why we offer intrusion alarm systems as a simple and effective way to enhance safety. These systems are designed to detect any attempts at forced entry, such as broken window glass or forceful opening of doors or windows. When an intrusion is detected, a hooter alarm is triggered and an SMS alert is sent to the homeowner, providing them with timely notification of the potential threat. To make it easier for our clients, we include this system as part of our warranty and maintenance package.
BETTER LOOKS AND DESIGN

Factory made doors
Increasingly, sizeable hotels and residential developments are opting for prefabricated doors to achieve superior aesthetics and uniformity in quality. It is our suggestion to also consider utilizing such doors.

Japanese aluminum windows
Japanese aluminum windows are being increasingly used for their superior quality, durability, and aesthetic appeal in various residential and commercial projects worldwide. Japanese aluminum windows are also known for their flexibility in design, providing endless options for customization.

Stone finish on the manhole covers
A more aesthetically pleasing appearance is achieved for manhole covers, catch basins, and supply traps by utilizing granite matching that of stilts.

Bathroom accessories of the same brand as main bathroom fittings
Our observation reveals that high-quality branded chrome fittings such as basin faucets and shower heads are used in bathrooms, while local brands are used for accessories like tissue holders, health faucets, and angle valves for geysers. Consequently, various chrome-finished products exhibit dissimilar signs of aging over time. For optimal results, we suggest utilizing chrome-finished products from the same manufacturer for all bathroom accessories.

General purpose and mood lighting
The preferred light color for general purposes or reading (white) differs from that of mood lighting (warm white). To cater to both requirements separately, we offer both types of lighting options.

Shoulders in brick wall
For any installation of a door or window, we advise utilizing a brick wall shoulder to the extent feasible, as it allows for installation on the wall rather than a column. This approach also facilitates the aesthetic installation of door architraves.

Niches in bathrooms
It is customary for us to include one or two wall niches in every bathroom. These niches are a practical and durable solution that do not protrude like other bathroom accessories, making them easy to use.

Marble skirting flushed with the wall
By default, our recommendation for marble flooring is to have the skirting flush with the wall, and to incorporate a groove between the skirting and plaster. If you would like further information on this, please let me know.

Coping on parapet walls
To minimize the occurrence of cracks on the top of the wall caused by weathering effects, we recommend installing a 50 mm thick coping on top of the brickwork. This helps to prevent water from accumulating on top of the parapet, which can lead to cracks in the plaster over time. Using cement coping is especially beneficial as it is more durable and less prone to developing cracks due to exposure to weather.

Use of mesh on joints before the plaster
As a recommendation, we suggest placing a mesh on the joints between the structure and brickwork prior to plastering. This can help to minimize the development of cracks that tend to occur over time at the junction of these two different materials.

Grove on joints between structure and brickwork
For external walls, our recommendation is to create a groove where there is a joint between the structure and brickwork. Since these are two different materials, cracks can develop over time at these joints, but incorporating grooves can help to reduce their visibility. This can enhance the appearance of the wall and minimize the need for frequent repairs due to unsightly cracks.

8 feet high doors and windows
In terms of aesthetics, having higher windows and doors can greatly enhance the overall look of a home. Taller windows, in particular, offer the added benefit of allowing more natural light to flow into the space, which can make the home feel brighter and more lively.

High parapet wall on mumty
As an additional feature, we construct a parapet wall on the mumty that is 4.5 inches thick and 1050 mm high from the finished floor. This serves the purpose of concealing the view of the water tank, providing a more aesthetically pleasing appearance to the overall structure.
